Valley of Lagoons is a premier North Queensland cattle property seamlessly combining productive fattening and breeding country in a unique parcel. Centrally located north of Greenvale, north of Charters Towers, the property provides a unique opportunity to acquire a historic, picturesque, and substantial holding rarely available to the market. Valley of Lagoons takes its name from its outstanding features, the large freshwater lagoons and waterways that form the upper reaches of the great Burdekin River system.

The property is located in a safe rainfall belt and almost entirely naturally watered. Valley of Lagoons has an unrivalled natural grazing resource in relation to the productive frontage areas of the Burdekin River, wetlands and Lucy Creek waterways. The property is a low-cost, efficient highly productive cattle enterprise with extensive functional infrastructure.

Spectacular scenery only adds to the holdings appeal with numerous springs, waterfalls, picturesque escarpments, and extensive lake systems.

The property spans 128,069 acres and has the capacity to carry an estimated 6000 cattle. Strategically located north of Greenvale, Valley of Lagoons presents a remarkable opportunity for cattle marketing, accessing coastal, western, and central Queensland fattening country.

Valley of Lagoons has proven breeding and backgrounding capabilities and is locally regarded as a genuine large-scale cattle property capable of operating with minimal input. Additionally, it presents a unique opportunity for extensive development to further enhance its production potential.

Country Type Valley of Lagoons offers a diverse variety of landscapes, encompassing fertile floodplains encircling the lakes, sheltered valleys, basalt country and lush river flats adorned with abundant grass and herbages. The lagoons extend to include islands within the three Burdekin River channels, grassy swamps, and open plains, with a foundation of black and heavy chocolate soils. The black soil plains feature rich loamy creek frontages rising into undulating conglomerate, basalt country, granite country and rocky rangelands. Additionally, the area comprises deep red soil tablelands, areas of soft wood scrub, gently rolling gravely ridges and creek flats interspersed with sand ridges. The fertile soils are covered with a variety of grasses such as couch, native blue grass, urochloa, pangola, para, nardi grass and forest mitchell, while the remaining areas predominantly showcase spear and kangaroo grass, including multiple varieties of improved stylo species, featuring secca stylo, verano stylo and wynn cassia. Featured tree species include grey box, ironbark, moreton bay ash, lemon-scented gum, Burdekin plum, bloodwood, ti tree, poplar gum, gum-topped box and various wattle. Fattening takes place on the black soil as water gradually recedes throughout the year. This simplifies mustering, as livestock are attracted to the sweeter pastures surrounding the natural lagoons. The drying and recession of the lagoons have the inherent effect of irrigating the adjacent areas through excess subsoil moisture, fostering grass growth well into the dry season and the period of low protein availability. This component may explain the limited consumption of supplements during these specific periods.
Water Valley of Lagoons boasts an abundance of natural water. Most of the property is watered from the frontage to the permanently running Burdekin River. This water supply is enhanced by lakes, lagoons, springs and open earth dams (refer to property map). These features of the property ensure a well-distributed and secure livestock watering supply. Frontage to the upper reaches of the Burdekin River offer flowing water year-round including a comprehensive network of large waterholes, waterfalls, overflowing into extensive lake and lagoon systems. Domestic water to the homestead and yard supply are pumped from the river via an electric submersible, supported by an equipped bore in the house complex.
Rainfall Yearly average 750mm or 30 inches
Fencing Valley of Lagoons has been strategically divided into approximately 8 primary paddocks, several holding paddocks, and horse paddocks. The fencing infrastructure is sound and maintained ensuring both secure and efficient cattle management. The fences consist of three and four-barb wire configurations, the majority of which are in stock proof condition. Recent construction of new four-barb fencing is evident at various locations around the property.
